PRE-DEVELOPMENT
SERVICES
(Prior to starting a
project)
Position Paper
Brief document (±50 pages) to advise on whether to proceed
with project, and if so, the most appropriate product characteristics,
pricing, etc. Addresses pros and cons of moving forward. Includes site
visit and preliminary pro forma cash flow. Intended primarily for
internal corporate planning and decision-making.
Feasibility
Analysis
A thorough and objective report evaluating the potential success of a
resort project from both market demand and financial performance
perspectives. Contents are based on extensive field work. Includes a
comprehensive report (±200 pages) containing wide range of
conclusions and recommendations, full supporting documentation, and a
pro forma cash flow analysis addressing appropriate variables relating
to costs and revenues.
Consumer Survey
Provides quantitative data for determining the degree of consumer
interest in purchasing at a proposed project, the most appropriate
pricing and product characteristics, and the type of consumer with the
greatest propensity to purchase.
Focus Groups
Provide critical qualitative information. Address same issues as in
consumer surveys, but in a more probing manner with small group
discussions.
POST-DEVELOPMENT SERVICES
(After a project has
been started)
Consumer Survey
Non-buyers.
Provides critical quantitative data in reaction to marketing and sales
programs, reasons for not purchasing, remaining degree of interest in
purchasing, etc.
Owners.
Provides critical quantitative
data on owner satisfaction, purchase motivations, degree of interest in
reloading and referring, future use patterns, reactions to exchange
company, demographics, etc.
Focus Groups
Same audiences and objectives as for consumer surveys, with information
being collected in a more qualitative, probing manner with small group
discussions.
Project
Evaluation
A thorough analysis of all issues influencing a project's performance,
including product and offering characteristics, pricing, marketing,
sales, management, etc.
Economic Impact
Analysis
Examines benefits and costs incurred by the host community from a
resort development, including employment, taxes, wages, etc., both
direct and indirect, and short- and long-term.
